The Nelsons Ridge development will incorporate 104 hectares of public open space, including green corridors and parklands together with approx. 1500 new dwellings. Boral has partnered with Delfin Lend Lease in their GreenSmart award winning display village on the first stage of the site.
Comprising 104 hectares, the new Nelsons Ridge community includes 40 hectares of open space, a conservation reserve, Mar-rong Ridgeline Reserve (governed by NSW Heritage guidelines), tennis and basketball courts, cycling and walking trails and an off-lead dog park. The overriding philosophy of the development is to promote access for all to the lake, BBQ areas and green open spaces - encouraging residents to live a healthy, low-maintenance lifestyle and to enjoy their recreational activities in parks and gardens instead of spending time and money maintaining a large backyard. |

GreenSmart
The first stage of the Nelsons Ridge Display Village opened in 2003 with the second stage opening in 2005. GreenSmart is a Housing Industry Association (HIA) initiative intended to assist homeowners and building professionals to incorporate environmental design, building practices and products into environmentally sustainable homes. As an HIA GreenSmart partner Boral has a number of building products and materials on display in the sales centre for selection and use in the homes, including Boral timber floors, windows, pavers and roofing.
Nelsons Ridge Display Village comprises 25 homes by 10 different builders and a sales centre, built to comply with GreenSmart standards; and the NSW Government BASIX (Building Sustainability Index) standards for water and energy consumption. BASIX ensures homes are designed to use less potable water and be responsible for fewer greenhouse gas emissions by setting energy and water reduction targets for houses and units using a wide range of options such as rainwater tanks, water-saving fixtures, improved insulation, passive solar orientation, natural lighting and native plants for gardens.
Homeowners may purchase their block of land through Delfin Lend Lease, then design and build their home with an architect and builder of their own choosing. (A number of home design concepts prepared by some of Sydney’s leading architects are available on request.) Builders must submit development applications to the Delfin Design Co-ordinator and Council for approval prior to construction, complying with Building and Siting Guidelines to maintain the design covenant.
Better Living
Nelsons Ridge features contemporary style homes with an emphasis on indoor/outdoor living with clean design, open spaces, use of lightweight materials and interesting textures
and finishes. Houses are well articulated within a varied streetscape (no two houses to be the same) and all are of
a similar high quality.
Landscaping is also responsibly managed with all garden/landscape designs approved by Delfin Lend Lease and council to generally ensure drought tolerant endemic species are used. Plants native to the local area are more likely to survive local conditions in years to come.
Now
The Northern Lands section of Nelsons Ridge is predominantly sold and the second release, Woodland, Southern Lands is currently selling. There are 170 residents now living at Nelsons Ridge, a local shopping centre, Pemulwuy Marketplace including Woolworths and 16 specialty shops, a future childcare and community centre and 'Nelsons Grove' retirement village is set to open in 2007.
